What the published numbers say, and where they disagree

For a 2,000-square-foot roof in Florida, HomeAdvisor lists concrete tile at $20,000 to $30,000 and clay at $22,000 to $32,000.¹ Three Florida roofers publish their own figures: FoxHaven Roofing puts concrete at $11 to $16 per square foot installed and clay at $15 to $22 in Martin, St. Lucie and Palm Beach counties.² JA Edwards says $12 to $18 for concrete and $16 to $22 for clay.³ Coastal Roofing of South Florida says $12 to $20 for most jobs.⁴ These are competitors’ own pages.

This Old House’s Florida page lists clay tile at about $13.32 per square foot.⁵ Angi lists about $17,900 for both a concrete and a clay tile roof in Florida.⁶⁷ Angi and HomeAdvisor are the same company and share one dataset, so count them once. National guides start lower still: their low ends for installed concrete tile are $7 and $9 per square foot.⁸⁹

For Miami, HomeAdvisor puts roof replacement of any material at $10,250 to $21,200.¹ Modernize says $18,000 to $32,000 for a standard Florida roof of 1,700 to 2,000 square feet, any material.¹⁰

What drives a tile roof price in Florida

Clay or concrete. Clay costs more in most sources above.

What is under the tile. Tile usually outlasts its underlayment. Many tile re-roofs lift the tile, replace the underlayment and relay the same tile. Whether your tile can be reused can swing a quote by $10,000 or more.³ HomeGuide’s 2023 national figure for replacing the underlayment alone is $0.75 to $4.00 per square foot.¹¹

Tear-off and the deck. Removing the old roof runs $1 to $6 per square foot plus the dumpster, nationally.⁸ Rotten decking or rafters found after tear-off run about $250 for minor fixes and $2,000 or more for major ones, nationally.⁶ If your wood-deck house was permitted before the Florida Building Code took effect on March 1, 2002,¹² a re-roof must bring the wood deck’s nailing up to code. Plywood held with staples, 6d nails or widely spaced 8d nails gets extra ring-shank nails no more than 6 inches apart.¹³ That same rule treats a code-compliant clay or concrete tile roof as meeting the secondary water barrier requirement.¹³ In the wind-borne debris region, meaning anywhere the design wind speed is 140 mph or more (all of Miami-Dade and Broward and much of South Florida’s coast) or within a mile of the coast at 130 mph or more,¹⁴¹⁵ a pre-code wood-deck home insured for $300,000 or more (or a $300,000 just value if uninsured) also needs its roof-to-wall connections improved. That work is capped at 15% of the re-roof cost, which is $3,750 on a $25,000 job.¹³

Weight. Going from shingle to tile can require structural reinforcement, put at $1,000 to $10,000 nationally.⁶

The HVHZ. In Miami-Dade and Broward, every roofing component needs a current product approval.¹⁶ In Miami-Dade, a tile permit carries a Miami-Dade NOA for the system, the HVHZ tile-system form and tile calculations.¹⁷ In both counties, the approval can be a Miami-Dade NOA or a state approval listed for HVHZ use.¹⁸ Tile set in mortar or adhesive must also pass a field uplift test (TAS 106) before the final inspection.¹⁶ We found no public source that prices that paperwork or testing. Outside those two counties, the HVHZ rules do not apply; products need Florida Product Approval instead.¹⁴¹⁹

Salt air. One South Florida roofer adds $1,500 to $3,000 for homes within a mile of the ocean, for better underlayment and corrosion-resistant fasteners.²

Shape and height. Published ranges assume a simple, typical roof. Hips, valleys, extra stories and a steep pitch add cut tile and labor.

Permit fees: the published formulas

The math uses a 2,000-sq-ft roof or a $25,000 contract, a figure inside HomeAdvisor’s concrete range used only for arithmetic.

• Unincorporated Miami-Dade: $0.140 per sq ft of tile, overhangs included, with a $147 minimum. 2,000 × $0.140 = $280. Add a 7.5% county surcharge ($21), state surcharges of 1% and 1.5% ($2 minimum each) and a $65 up-front fee. A hardening pilot for existing homes charges $0.129 per sq ft ($258) with a $25 up-front fee.²⁰
• City of Miami: 0.50% of construction cost, $110 minimum: $125. Solid-waste surcharge of $0.22 per $100: $55. Up-front fee of $2.80 per $1,000: $70. State and county surcharges are extra.²¹
• Fort Lauderdale: 1.75% of construction cost, $131 minimum: $437.50. Add 2.5% of that for two state funds, a $5 lien-law fee and $0.52 per $1,000 for Broward’s board ($13).²²
• Miramar: 1.75% of cost, $75 minimum: $437.50. Plan examination is listed at 0.75% ($187.50), plus an 8% city surcharge, state surcharges and a Broward fee.²³

Schedules change yearly; confirm before you budget.

How long tile lasts, and what that means for cost

This Old House gives clay and concrete tile 40 to 60 years in Florida.⁵ HomeAdvisor lists 50 to 100 years.¹ FoxHaven says 40 to 50 years for concrete and over 75 for clay.²

Insurance: roof age and the roof deductible

Florida insurers cannot refuse or nonrenew a policy only because a roof is under 15 years old. At 15 years or more, you may get an inspection at your own cost. If it shows at least 5 years of life left, roof age alone cannot be the reason to refuse you.²⁴ Citizens asks for that proof on tile roofs older than 50 years.²⁵

Some policies carry a separate roof deductible of up to 2% of Coverage A or 50% of the roof’s replacement cost, whichever is less. It cannot apply to hurricane losses.²⁶

How to compare tile quotes

• Check the license on the state’s free DBPR search.²⁷
• Every Florida residential roof contract must include a notice that the contractor cannot offer rebates or waive your deductible. Without it, you can void the contract within 10 days. It must also tell you, in bold 14-point type, to call your insurer before signing if a claim is involved.²⁸
• Over $2,500, the contract must include the Construction Recovery Fund notice.²⁹
• A written quote should name the tile and its NOA or FL number, the underlayment, whether tile is new or relaid, the tear-off, the deck renailing, a unit price for replacing rotten wood, the permit and inspections, and the warranty.
